The honest take

## Burke Mountain is not one neighbourhood. It’s eleven.

If you’ve only driven Princeton or David Avenue, you’ve seen maybe a quarter of Burke. The mountain has been built out in distinct enclaves over twenty-plus years — each with its own developer, its own street grid, its own resale curve. A 2011 Morningstar home on Highland Drive is a different asset class than a 2024 build in the Foothills master plan, even if they’re twenty-four minutes apart by school bus.

This page is the field guide I wish existed when I started showing Burke in 2001. Every active developer, every significant enclave, the grade I’d give the builder, and the trade-off I’d flag to my own sister if she called me from out of province.

The four zones

## How Burke is actually laid out.

Zone 1

### Lower Burke · Princeton + David Ave corridor

The original build-out. 2001–2011 Morningstar and Foxridge inventory. Established canopy, closer to the 1350 Pinetree Way amenities, and walkable to Smiling Creek Elementary. Resale premium: mature trees and closer commute. Resale penalty: smaller lots, older kitchens.

Zone 2

### Smiling Creek + Partington Creek

The middle band. 2012–2020 inventory. Polygon, Mosaic, Morningstar, and Townline all built here. This is where most of my current buyers end up — finish level is modern, lot sizes are still generous, and Smiling Creek Elementary catchment is the most requested in the Tri-Cities.

Zone 3

### Foothills + Upper Burke

The current frontier. 2021–2026 builds. the Wesbild Foothills master plan and Townline’s upper phases. New construction, larger homes, best views on the mountain — and the furthest commute. If you’re buying here, you’re trading fifteen minutes of drive time for a 180-degree view of the valley.

Zone 4

### Burke Village + the future town centre

Two different places share the name. The small retail node that exists today — pharmacy, bank, clinic, a few food options — sits on David Avenue near Coast Meridian. The City’s [Burke Mountain Village](/burke-mountain-village/) is a separate 39-acre village centre on Princeton Avenue in Partington Creek: about 120,000 sq ft of planned retail, a plaza and greenway, and the Community Centre and Burke Village Park that broke ground in May 2026 for a 2029 opening. The Village’s retail and housing parcels have no developer selected yet, so treat the centre as approved rather than built. ## I've bought three Burke Mountain presales myself.

Not listed. Not referenced. *Bought.* Over the last decade I've put my own family's name on three Burke Mountain presale contracts — and lived through every warranty file, every completion slip, and every finish negotiation on this page with my own deposit at risk.

That's why the grades on this page read the way they do. I'm not judging these builders from a press release. I'm judging them from inside the AGM minutes, the deficiency walks, and the warranty emails on buildings I actually bought into. **When I send you to a development on this page, it's because I'd send my own family — and in three cases, I did.**

How I grade

## A+ means I’d buy it myself. C means I’d tell you to keep looking.

Every development below is graded on five things I’ve watched matter at resale: **build quality** (envelope, windows, mechanicals), **floorplan intelligence** (does it live the way families actually live), **finish durability** (how is it aging at year seven), **warranty responsiveness** (what happened when owners called the developer), and **resale performance** (what the data says about premium or discount versus the Burke median).

Grades are mine. I’m not being paid by any of these builders. If a builder on this page takes issue with their grade, they’re welcome to call me.

Upper Burke · phases through the 2020s · detached, duplex, and townhome

Wesbild’s master-planned Foothills area — the current frontier of upper Burke. Individual phases are delivered by multiple builders, with detached, duplex and townhome product, the largest new homes on the mountain, and the best view lots. **Honest caveat:** the commute is the trade-off — Foothills sits at the top of the mountain, furthest from SkyTrain and the Coquitlam Centre amenities.

### Beaumont · Polygon Homes

Burke Mountain · Registering 2026 · 101 three- and four-bedroom townhomes

Polygon’s next Burke townhome project, positioned near the future Burke Mountain Village node. Floor plans, the price list, and final specifications haven’t been released yet — this is a paper grade. Polygon’s Burke track record (Partington Creek, Ridgewood, Kentwell, Colborne Lane, Ballantree) is consistently strong, so the bar is set high. I’ll re-grade once I’ve walked the showhome and the actual unit envelope.

Burke Mountain · Now Selling (display home open) · 148 townhomes in 41 buildings · 16 plans, 3 & 4-bed · 1,456–2,622 sq ft

Polygon’s flagship current Burke release — the project that anchors their on-mountain track record. The Creekside Club amenity is the differentiator: 8,000+ sq ft clubhouse, outdoor pool, fitness studio, kids’ playroom, dog wash. Per-home spec is the strongest current Burke townhome package — heat pump (heat + AC), Level 2 EV outlet, double side-by-side garages, Telus SmartHome. Completing throughout 2025.

### Riley Park · Mosaic Homes

Smiling Creek / Partington Creek · 2023–2025 phases · 3 & 4-bed townhomes

Mosaic has been the reliable townhome builder across Metro Vancouver for two decades, and Riley Park is one of their stronger Coquitlam executions. West-Coast-contemporary exteriors, generous primary suites, and double-side-by-side garages on most units — rare at this price band. Strata fees have held steady through the first two AGMs.

**Honest caveat:** some interior units have limited natural light in the den. Walk the specific unit before you sign — don’t rely on the showhome floorplan alone.

### Parkview & Sheffield · Morningstar Homes

Partington Creek area, Middle Burke · single-family and duplex phases

Morningstar’s Burke communities in the Partington Creek neighbourhood — Parkview (single-family homes and duplexes) and Sheffield (single-family). One of the longest-active builders on the mountain, with product across both the original build-out era and the current phases. Note the naming: “Partington Creek” itself is the neighbourhood plan area — and also the name of Polygon’s separate townhome community above.

**Honest caveat:** lot widths vary across phases — always pull the plan for the specific home rather than judging from marketing photos.

### Smiling Creek original build-out · Multi-builder

Middle Burke · 2012–2018 · Mixed Morningstar, Polygon, Foxridge, Townline

This is the resale sweet spot on Burke for most of my move-up buyers. Homes are now 8–14 years old, trees are filled in, Smiling Creek Elementary catchment is locked in, and the finish level is modern enough to move in without major renos. Inventory turns quickly — these homes typically sell in the first two weeks when they’re priced correctly.

**Honest caveat:** original builder matters here. Pull the strata / warranty history before you write — I’ll do it for you.

### Kentwell · Polygon Homes

Burke Village Promenade · completed 2019, sold out · 4-bed family townhomes

Polygon’s four-bedroom townhome community at Burke Village Promenade — family floorplans a short walk from the emerging Burke Mountain Village node, with Polygon’s big-builder consistency and warranty coverage. Trades alongside Riley Park and Partington Creek as the mountain’s core family-townhome stock.

**Honest caveat:** resale only now — floorplan variants differ across the community, so walk the specific unit and pull its plan.

### Colborne Lane · Polygon Homes

Middle Burke (3400 Devonshire Ave) · late-2010s · duplex-style townhomes

Polygon duplex-style townhomes that live like a detached home — side-by-side layouts and family bedroom counts in the Smiling Creek school catchment. That detached-like footprint is why resale demand here stays steady.

**Honest caveat:** it’s still a strata townhome, not fee-simple — review the strata package as carefully as any townhome purchase.

### Ballantree · Polygon Homes

Burke Mountain (Mitchell Street area) · 2021 presale, sold out · family townhomes

Polygon townhome community that launched as a 2021 presale and sold out; homes now trade as resale. Same Polygon family-townhome formula as Kentwell and Partington Creek — consistent finish and big-builder warranty coverage.

**Honest caveat:** resale inventory is thin — sold-out communities list sporadically, so set an alert rather than waiting for a listing to appear.

Princeton Avenue / Burke Village Promenade, Partington Creek · Mid-rise + stacked townhome

The higher-density pocket around the City’s future [village centre](/burke-mountain-village/). Interesting for downsizers, young professionals, and anyone who wants walkable Burke without the detached-home price. Be clear about the stage, though: the Community Centre and Burke Village Park broke ground in May 2026 for a 2029 opening, but the Village’s own retail and housing parcels have no selected developer and no published construction date — the retail anchor is not phasing in yet. Upside if your horizon is long; risk if you need finished amenities today.

**Honest caveat:** developer quality varies across the node. Ask me which buildings I’d steer you toward — and which I wouldn’t.

### Highland Drive / Princeton original builds

Lower Burke · 2001–2009 · Mixed builders

The oldest detached inventory on the mountain. Twenty-plus years old now — expect original windows, older envelopes on some, and kitchens / baths that need work. The redemption is location: closest to Pinetree, walkable to Smiling Creek Elementary, established trees. These homes are bought for the land and the catchment, not the finish.

**Honest caveat:** home inspection is non-negotiable. Envelope / window / roof age can swing your renovation budget by $80k.

### Harper Peak · Foxridge Homes

Upper Burke · 28 single-family homes · five floorplans · selling soon

Foxridge’s 28-home single-family collection on a quiet upper-Burke street — sister community to Burke Mountain Heights, Evergreen, and Timber’s Edge. The grade stays conservative until completed homes and final specifications can be reviewed.

### Select early-2000s spec-builds (scattered)

Lower Burke · 2003–2008 · Smaller spec-builders

There’s a small pocket of early-2000s spec-builds on Burke from builders who are no longer in business. Envelope detail is inconsistent, windows are approaching end-of-life on some, and I’ve seen more than one leaky-building repair here. Not a reason to avoid the entire era — but a reason to get a very thorough inspection and an envelope specialist if anything looks off.

**Honest caveat:** if I think you’re looking at one of these, I’ll tell you directly. Ask.

How I help

## The builder matters. The unit matters more.

A B+ development can have an A+ unit. An A+ development can have a compromised unit — bad sightline, tight den, original-owner reno that damaged the envelope. The grade above tells you where to start; my job is to tell you which specific address is worth writing on.

For every home I show you on Burke, I pull the depreciation report (if strata), the warranty history (if new), the original build permit, and the resale trend of the three nearest comparable sales. You see the whole picture before you write, not after.
